Most rural homes, cottages and small businesses in Ontario rely on a Class 4 system, a septic tank or treatment unit that sends effluent into a leaching bed. The design depends on the house's water use, the size of the lot, the soil and the depth to bedrock and groundwater, which is why two neighbours can end up with very different systems. Some properties use a holding tank instead. A holding tank treats nothing and has to be pumped often by a licensed hauler.
Part 8 of the Ontario Building Code covers sewage systems that handle up to 10,000 litres a day, which takes in most houses and small businesses such as restaurants and schools. Any installation, repair, upgrade or replacement needs a permit and an inspection from the local regulatory authority. Depending on where you live, that is your municipality, your health unit or your conservation authority, so call the township office first if you are not sure who handles it.
The people who design and install septic systems must be qualified and registered by the Ministry of Municipal Affairs and Housing. Their registration starts with a Building Code Identification Number, or BCIN, and a company that has one can give it to you. Professional engineers with the right background can also design systems.
